Client Acquisition & Sales
Identify and onboard corporate tenants (3PL, FMCG, Pharma, E-commerce, Manufacturing)
Generate leasing mandates from warehouse owners and developers
Conduct cold calling, site visits, client meetings, and presentations
Understand client requirements (area, location, height, docks, fire norms, budget)
Market & Deal Execution
Source A-grade, B-grade warehouse options in Bhiwandi, Navi Mumbai, Panvel, Taloja, Vasai
Coordinate site inspections, negotiations, and commercial discussions
Assist in LOI, term sheet, agreement support until deal closure
Track rental benchmarks, vacancy, absorption, and market trends
Relationship Management
Build long-term relationships with developers, landlords, brokers, and clients
Maintain CRM, pipeline tracking, and regular follow-ups
Ensure high service quality and repeat business
Internal Coordination
Work with operations, legal, and documentation teams
Prepare proposals, comparison sheets, and client MIS
Achieve monthly / quarterly revenue and closure targets
Skills & Competencies
Strong B2B sales & negotiation skills
Good understanding of warehousing specs (clear height, docks, fire NOC, flooring)
Excellent communication & presentation skills
Comfortable with field sales and site visits
MS Excel, PowerPoint, CRM tools preferred
