Job Title: HVAC Site Supervisor Operation & Maintenance (O&M)Department: OperationsLocation: Site Based (as per project)Reporting To: Project / O&M ManagerCompany: OM SAI SERVICES________________________________________ Job Purpose:To ensure smooth and efficient operation, maintenance, and troubleshooting of all HVAC systems (VRF, Chillers, AHUs, FCUs, Split & Cassette Units) at client sites. The role requires hands-on supervision, technical expertise, and coordination with technicians, clients, and management to maintain system performance and uptime.________________________________________ Key Responsibilities:1. Site Operation & Supervision Supervise daily operation of HVAC systems and ensure 100% uptime of critical equipment. Monitor parameters such as temperature, pressure, current, and refrigerant levels. Assign and oversee work of HVAC technicians and helpers on-site. Ensure adherence to preventive maintenance schedules.2. Preventive & Breakdown Maintenance Plan and execute preventive maintenance activities as per OEM / company standards. Diagnose faults, perform root cause analysis, and ensure timely rectification. Maintain logbooks, service records, and checklists for all HVAC equipment. Coordinate with vendors for major repair or replacement work.3. Technical & Documentation Maintain detailed records of maintenance, breakdowns, and spares consumption. Prepare and submit daily, weekly, and monthly O&M reports. Verify maintenance checklists, safety documents, and client feedback forms. Monitor inventory of tools, consumables, and spares at the site store.4. Safety & Compliance Ensure all technicians follow safety procedures and use PPE during operations. Conduct site toolbox meetings and safety briefings regularly. Report any unsafe condition or near-miss incident to management immediately.5. Client Coordination & Communication Serve as the single point of contact for all client communications related to HVAC systems. Attend client meetings, explain maintenance plans, and resolve complaints. Ensure all O&M work is executed as per AMC / SLA terms.________________________________________ Qualification & Experience: Diploma / ITI in Mechanical or HVAC Engineering. Minimum 36 years of experience in HVAC Operation & Maintenance (preferably with VRF, Chillers, and centralized systems).________________________________________ Skills & Competencies: Strong knowledge of HVAC systems, refrigerants, and control systems. Leadership and team management skills. Good communication and client-handling ability. Proficient in reporting, documentation, and MS Excel / mobile-based CRM tools. Ability to work under pressure and manage multiple sites if required.________________________________________

Work closely with contractor, client teams, technicians to coordinate site air conditioning work.Knowledge of VRV, Chiller mandatory.Keeps internal team and management informed of project progress and any issues and that effect work. Plans, organizes and coordinates manpower, equipment, tools and supply for site allocated. Manage and monitor sites for all work carried out , commission plan, testing , specifications, field verification and meetings. Attends departmental meetings and functions as required. Maintain site measurements and RAs.Knowledge, Skills and Abilities Required: Technical education in engineering preferred. Min 3-4 years experience in similar role Knowledge and experience in VRV and chillers.Eligibility Only Candidates with similar experience and from air conditioning field should apply.Candidates from Delhi/NCR will only be considered.

These include:Designing HVAC systems that meet the requirements of the project while adhering to budgets and timelines.Coordinating with other engineering disciplines and architects to integrate HVAC systems into overall project designs.Preparing, reviewing, and approving technical documents, drawings, and specifications.Overseeing the installation, testing, and commissioning of HVAC systems to ensure compliance with design specifications.Assessing the sustainability and environmental impact of systems and recommending energy-efficient solutions.Managing project schedules, resource allocation, and budget to ensure projects are completed within the established parameters.Communicating effectively with clients, contractors, and team members to provide updates and gather feedback.Key Tasks and DutiesIn addition to overarching responsibilities, HVAC Project Engineers are expected to perform specific tasks which include:Utilizing software for the design and simulation of HVAC systems.Performing load and energy calculations to determine system requirements.Sourcing equipment, materials, and labor necessary for project implementation.Conducting site inspections to ensure adherence to safety standards and building codes.Troubleshooting system-related issues during and post installation.Maintaining accurate project documentation and logs for all project details.

1. Complete knowledge of Air Conditioning and Ventilation Systems is a must.2. Candidate will be expected to have thorough awareness of the site allotted to him in terms of Quantities, Activities, Scope of Work, Drawings Etc.3. Complete supervision of installation activities at site.4. Prioritising the Site Execution activities depending on the site clearances.5. Complete understanding of approved drawings for the Site from all possible aspects - Piping/ Cable /Cable Tray Route, Ducting Sizes, Ducting Route, Outdoor Location, AHU Location/ HMI Setups Etc.6. Providing the management with Daily Progress Reports (DPR) and photos of progress at site.7. Co-ordination with vendors for supply on time and proper Installation as per the approved shop drawings.8. Ensuring proper measurement of works upon completion and taking certification from the client so as to enable Proper Billing.9. Ensuring the installation has been done as per the approved quality checklist of the company.10. Certifying the measurements of the Vendors and Ensuring that the same is not more than the Budgeted Cost and not More Than what the company is billing to the Client. Measurement Certification shall have to be submitted along with tag Drawings as Supporting.11. Co-Ordinating complete handover formalities of the site to the Client.12. Ensuring regular site check-ups.
