Job Summary: The Society Manager is responsible for overseeing the day-to-day operations of a residential society or housing complex. This includes managing facilities, coordinating maintenance and repair work, ensuring compliance with legal and regulatory requirements, and fostering a positive community atmosphere among residents.Key Responsibilities:1. Operations Management:o Oversee daily operations of the society, ensuring all facilities are well-maintained and functioning efficiently.o Supervise security personnel, housekeeping staff, and other on-site employees.o Ensure the smooth functioning of amenities such as the gym, swimming pool, clubhouse, and gardens.2. Maintenance and Repairs:o Coordinate and schedule regular maintenance and repair work for buildings, common areas, and infrastructure.o Manage relationships with vendors, contractors, and service providers.o Handle emergency repairs and maintenance issues promptly.3. Financial Management:o Prepare and manage the societys budget with the help of Chairman.o Collect maintenance fees, dues, and other charges from residents.o Maintain financial records and ensure timely payment of bills and taxes.4. Responsibility: To function as a Engineering In charge. To ensure effective and optimum use of utility services, engineering activities and maintenance activities of electrical & mechanical department. To prepare preventive maintenance schedule for all the machineries including engineering equipments and utility services To review routine records of preventive maintenance, engineering department and utility services. To coordinate preventive maintenance activities with Production Incharge. To decide inventory level of materials used in the Engineering department utility services in consultation with Authorized Person. To decide process control parameters and monitoring for engineering and utility services. To rise indents for the required materials for the engineering department. To ensure coordination and cooperation amongst the different production and maintenance sections. To follow documented quality system. To dispose unwanted materials (output wastage) of Engineering and Utility Services. To ensure timely attendance of breakdown calls and maintaining Machine History Cards. To ensure that the proper records are maintained. To control on inspection, measuring and test equipment's, in consultation with Production Incharge and Instrument Department. To get calibrated all instruments as per the defined calibration periodicity.
