Role Overview
The Real Estate Portfolio Manager will oversee the day-to-day management of a diversified property portfolio including residential apartments, commercial shops, and rental spaces. The role focuses on maximizing rental income, maintaining property standards, ensuring tenant satisfaction, and providing structured reporting to the owner.
The position requires a highly organized professional capable of independently managing tenant relations, lease documentation, maintenance coordination, and financial monitoring across multiple properties.
Key Responsibilities :
1. Tenant Management
Serve as the primary point of contact for all tenants.
Handle tenant onboarding, documentation, and move-in/move-out processes.
Address tenant queries, complaints, and service requests promptly.
Maintain a professional relationship with tenants to ensure long-term occupancy.
2. Lease Management & Renewals
Maintain records of all lease agreements and expiry dates.
Initiate renewal discussions with tenants before lease expiration.
Negotiate renewals in alignment with market rental rates.
Ensure all agreements, PDCs, and security deposits are properly documented.
3. Maintenance Coordination
Coordinate repairs, renovations, and preventive maintenance for all properties.
Maintain a network of reliable vendors such as plumbers, electricians, carpenters, and contractors.
Ensure properties remain in rentable condition at all times.
Conduct periodic property inspections.
4. Rent Monitoring & Collection
Track monthly rent payments across the portfolio.
Ensure rent is collected on time as per agreement terms.
Follow up on overdue payments and enforce rent compliance policies.
Maintain rent payment records and PDC cheque schedules.
5. Portfolio Reporting
Provide monthly reports to the owner covering:
Rent collected
Vacant units
Lease renewals due
Maintenance expenses
Tenant issues
Maintain a digital database of tenants, leases, and property details.
6. Property Performance Optimization
Monitor rental market trends in Bhiwadi and nearby areas.
Suggest rental revisions to maximize yield.
Identify opportunities to improve occupancy and property value.
Candidate Requirements
Education
Bachelors degree in Business Administration, Real Estate, Property Management, or related field (preferred).
Experience
25 years experience in property management, real estate operations, or facility management.
Skills
Strong organizational and record-keeping abilities.
Negotiation and tenant handling skills.
Ability to coordinate vendors and maintenance teams.
Basic knowledge of lease documentation and property laws.
Proficiency in Excel or property management software.
