Key Responsibilities
1. Operational Readiness & OS&E Procurement
Handover Tracking: Work closely with the civil engineering and interior fit-out teams to track room-by-room handovers and flag construction punch-list delays.
Inventory Staging: Coordinate the arrival, unboxing, and inventory tagging of Operating Supplies and Equipment (OS&E) such as furniture, linens, tech hardware, and amenities.
Vendor Setup: Onboard and coordinate initial contract terms with essential localized service vendors (laundry services, waste management, high-speed internet providers).
2. Launch Marketing, PR & Asset Creation
Content Coordination: Coordinate with interior photographers and videographers to shoot model units and common amenities for digital listing platforms.
Collateral Deployment: Ensure all physical brand signage, property maps, directional boards, and welcome collateral are perfectly printed and installed.
Soft Launch Events: Plan and execute exclusive pre-launch tours, property walks, and soft-launch tasting/stay events for brokers, corporate partners, and influencers.
3. Licensing, Compliance & Administration
Permit Coordination: Assist the legal team in compiling and verifying structural documentation required for local authority clearances (., Fire NOC, Municipal Occupancy Certificates, Water connections).
System Setup: Help deploy and stress-test core digital operations software-such as Property Management Systems (PMS), billing systems, and digital access control keys-before going live.
4. Housekeeping & Staff Onboarding
Deep Cleaning Supervision: Oversee specialized post-construction deep-cleaning teams to ensure all dust, paint marks, and debris are completely removed.
Staff Training Support: Assist in onboarding the local front-desk, housekeeping, and security teams on the customized service standards of the property.
Performance Metrics (KPIs)
Launch Timeline Adherence: Percentage of pre-opening checklist items completed in alignment with the official launch countdown schedule.
Snagging Efficiency: Speed at which interior defects are spotted, reported, and fixed by the contractor before the opening date.
Pre-Opening Cost Control: Ensuring OS&E procurement and setup costs remain strictly within the allocated pre-opening budget.
