this role is critical, especially within the real estate, infrastructure, or large corporate sectors. the land and legal documentation executive is responsible for managing all legal and government documentation related to company assets, particularly land and property, ensuring regulatory compliance and minimizing legal risk.
core responsibilities and duties
land title due diligence & verification:
conduct thorough title due diligence (tdd), legal scrutiny, and verification of property documents (., sale deeds, title deeds, property cards, 7/12 extracts, mutation entries, encumbrance certificates).
coordinate with local revenue authorities, tehsildars, and land records departments to secure and verify land records and property ownership.
identify potential legal risks, title defects, and disputes related to the property and report them to senior management/legal counsel.
documentation and drafting:
draft, review, and finalize various legal documents, including sale deeds, lease agreements, affidavits, agreements to sell, power of attorney (poa), and undertakings.
ensure all documents are prepared in strict compliance with the transfer of property act, indian contract act, rera (real estate regulatory authority) guidelines, and local laws.
manage and update a centralized database/filing system of all legal and land documents, ensuring easy retrieval and confidentiality.
liaison and registration:
coordinate and liaise with external legal counsels, government departments (sub-registrar's office, land survey office), and banks for document execution, registration, and sanctioning processes.
handle the complete process of document registration, stamp duty calculation, and payment formalities.
manage correspondence and documentation required for litigation, if any, concerning land disputes.
compliance and reporting:
maintain up-to-date knowledge of changes in state/central land laws, stamp duty acts, and registration acts.
prepare detailed legal opinions, risk assessment reports, and status updates on land acquisition and documentation progress for management review.
