Lead structural design and approval of foundations, columns, beams, slabs, retaining walls and roof systems for projects from concept to issuance-of-drawings. Commission and interpret geotechnical investigations (boreholes, SPT/CPT, lab tests, plate load) and translate findings into foundation recommendations and risk items. Produce/approve base structural blueprints and issued-for-construction (IFC) drawings with full bar schedules and reinforcement details. Perform or supervise structural calculations (flexure, shear, axial, serviceability, deflection, punching shear, stability) per applicable codes and sign off on key structural elements. Create/verify detailed quantity take-offs (concrete volumes, steel tonnage, formwork area, excavation, backfill) for the structural scope. Prepare provisional and refined rough structural cost estimates (RCC, reinforcement, formwork, shoring, excavation, structural labour) and reconcile with QS/estimator.Deliverables to Management (must-have) Signed Structural Report (cover, executive summary, site & soil findings, design codes & assumptions, calculation summaries, BOQ & rough structural cost, recommended remedial works, drawings appendix). Issued-for-Construction (IFC) Structural Drawings with bar schedules and material specs. Geotechnical summary (bore logs, lab certificates, allowable bearing recommendations). Structural BOQ & provisional structural cost sheet (RCC, steel, formwork, shoring, excavation). Occupancy/people-flow capacity table and live-load justification per space. Risk register (top structural risks + mitigation & estimated costs). Handover checklist & site inspection reports during construction.Authority & Reporting Reports to: Head of Engineering / Project Director. Authorities: Approve structural drawings for construction (within delegated limits), stop works for critical structural safety issues, approve contractor temporary works drawings. Required approvals: Structural drawings stamped by lead engineer; structural report signed and dated; third-party check stamp where required.Skills & Competencies (behavioural + technical) Technical: Geotech interpretation, structural analysis & design, detailing, BOQ & cost estimation, temporary works design, QA/QC. Soft: leadership, clear report writing, stakeholder management (clients, contractors, architects), decisive under risk, mentoring. Oversee daily operations of the building, including opening and closing procedures, to ensure a safe and efficient environment.Coordinate maintenance and repair activities, scheduling regular inspections and addressing issues promptly to maintain building standards.Manage building security measures, implementing and monitoring systems to protect property and occupants.Administer lease agreements, handling tenant inquiries, lease renewals, and ensuring compliance with terms and conditions.Supervise cleaning and landscaping staff to maintain the aesthetic appeal and cleanliness of the building and surrounding areas.Prepare and manage the annual budget for building operations, including forecasting expenses and controlling costs.Facilitate space planning and allocation, working with tenants to optimize their use of the buildings facilities.Implement sustainability initiatives, such as energy-saving measures and recycling programs, to promote environmental responsibility.

Roles & Responsibility: -Expert in interior design for premium villas, residential apartments, clubhouses, commercial offices, hospitality, service apartments, co-livings with relevant experience, and with an eye for detail.Interior Design and Coordination with External consultants, Contractors Vendors, site execution team, etc.Review interior design proposals sent by Architects.Review and evaluate the interior design as per set parameters of design, functionality, aesthetics, experience, cost, construction, etc.Preparing and evaluating BOQ for interior works.Proficient in Designing and A-Cad Drafting, photoshop, 3D max, Google sketch up & RevitSelection of materials, design, and presentations.Supervision / Execution of work.Tendering, negotiation Finalization of Interior Contracts.Ability to work independently and work with minimum supervision.
