1. Ensure that the facility is fully operational with all utilities functioning properly and oversee security of buildings and ground2. Supervise multi - disciplinary team of staff including housekeeping, electrician, plumber, fireman, security personnels3. Supervise activities like parking space allocation, waste disposal, building security, CC TV etc.4. Conduct and document regular facilities inspection5. Respond to facility and equipment alarms and system failures6. Provide prompt response to requests and issues from facility occupants7. Assist management in collection of maintenance dues from flat owners8. Plan and coordinate all installations (telecommunications, electrical, fire, water system etc.) as and whennecessary9. Schedule and supervise maintenance repair work and assist with checking installation and servicingvarious building facilities and equipments10.Plan and monitor appropriate facility management staffing levels and ensure efficient utilisation of staff 11.Performance manage, develop and train staff12.Prepare and track facility budget13.Manage the upkeep of equipment and supplies to meet health and safety standards and maintainstock levels and parts within budget14.Generate and present regular reports and reviews of facility-related budgets, finances, contracts,expenditures and purchases15.Manage ongoing communication with vendors, contractors, clients etc and maintain up-to-datedatabase16.Manage society database including tenancy records and maintain important documents, contracts etc. 17.Keep all financial and non-financial records/documents in order18.Obtain quotes and tenders from vendors and suppliers on facility needs19.Calculate and compare costs for goods and services to maximise cost-effectiveness20.Manage contractor and vendor relationship and coordinate and monitor activities of vendors as needed 21.Check completed work by contractors and vendors and ensure delivery schedules, quantity and qualitycriteria are met
