key responsibilities:
lease vacant space according to leasing plan / schedule in accordance with the relevant time frames set-out therein.
manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages.
manages day-to-day operations of leasing and ensures maximum optimization of resources.
set up objectives and targets and monitor regularly to ensure all objectives are achieved.
coordinates with architects regarding layouts, floor plans and by-laws of the malls.
finalize renewals of existing retailers in accordance with the company's rules and procedures.
prepare weekly and monthly reports on the status and performance of leasing activities.
coordinate with retailers on a daily basis to resolve issues.
serve as liaison between owners and tenants to assist in forming an agreement.
oversee the process of lease administration.
drafting of lease proposals for brands as per their need.
preparation of loi (letter of intent) & lease agreements.
implement all the necessary documentation required in the fulfilment of activities such as leasing, renewals, moving in, moving out and renovation.
minutely verifying lois/ mous, lease agreements.
coordinate with other department heads to ensure effective and efficient operation of the mall.
develop and maintain a long-term beneficial relationship with all existing retail groups to ensure continued and future business.
prepares a target list of the prospective customers, both local and international suitable for the type of areas available for leasing in the mall, assess their due diligence, invites them to a presentation of videos, drawing, models etc. in order to generate interest in the mall, work towards sales closure to meet revenue targets and ensures proper maintenance of tenants waiting list.
perform other tasks as assigned.
required experience:
minimum 5 years of experience in leasing & legal.
experience in the leasing of retail minimum of 3 years.
experience with luxury segment of the market
required knowledge & skills
good understanding of mall leasing management, mall operations and associated policies and procedures.
good understanding of mall marketing, advertisement and promotion.
good understanding of lease contracts, documentation, clauses and interpretation.
strong negotiations and sales skills.
leadership and decision-making qualities are essential.
excellent customer service skills
able to be trusted with confidential and sensitive company information.
general knowledge of the local laws governing landlord/tenant relationships.
