Key Responsibilities:
Overseeing Finishing Activities:
Supervise and manage the finishing works across all 84 towers, ensuring adherence to design specifications, quality standards, and project timelines.
Oversee the execution of various finishing works, such as flooring, false ceilings, wall painting, cladding, glass work, joinery, and other interior works.
Ensure coordination among different finishing teams (carpenters, painters, masons, etc.).
Quality Control & Assurance:
Conduct regular site inspections to verify the quality of finishing works, identifying any issues or discrepancies.
Ensure the use of high-quality materials, maintaining compliance with national and international construction standards and codes.
Maintain a checklist of finishing works that need to be approved at various stages.
Scheduling & Coordination:
Develop and implement detailed schedules for finishing works across the towers, aligning with overall project timelines.
Ensure that the necessary resources, materials, and workforce are available on-site as per the scheduled timeline.
Coordinate with other departments (structure, electrical, plumbing, HVAC) to ensure finishing work is carried out in the proper sequence.
Material Management:
Ensure timely procurement of materials required for the finishing phase (paints, tiles, flooring, adhesives, sanitary ware, etc.).
Maintain inventory control of materials to avoid wastage or shortage, ensuring the right materials are used.
Work closely with vendors and suppliers to source quality materials at the best possible prices, negotiating delivery schedules to avoid delays.
Site Safety & Compliance:
Ensure that all finishing activities comply with health, safety, and environmental regulations.
Conduct regular safety checks and maintain records of safety audits for finishing works.
Address any safety concerns on-site, ensuring that the finishing teams are working in a safe and hazard-free environment.
Team Management & Supervision:
Lead and supervise a team of finishing staff, including foremen, artisans, and laborers.
Provide training and on-site guidance to workers to ensure that finishing tasks are executed with precision.
Conduct regular meetings with the site team to review progress, discuss challenges, and ensure the team is motivated and well-coordinated.
Client Communication & Approval:
Act as the point of contact for clients, architects, and consultants regarding the finishing aspects of the project.
Ensure that all finishing works meet the clients expectations, addressing any concerns or changes requested during the final stages of the project.
Obtain approval for completed finishes, handling any necessary adjustments or revisions.
Documentation & Reporting:
Maintain detailed documentation of all finishing work, including progress reports, material usage, manpower deployment, and daily site activities.
Prepare periodic progress reports for senior management, highlighting any delays or issues and proposing solutions.
Keep track of cost budgets, material costs, and labor costs, ensuring the finishing phase stays within budget.
Defect Management and Handover:
Ensure that all defects or punch list items related to finishing are addressed before the final handover.
Conduct final inspections of all finished areas and prepare a list of corrective actions.
Manage the handover process of the finished areas to clients or the facility management team, ensuring all work is completed to satisfaction.
Coordination with Design & Engineering Teams:
Work closely with the design and engineering teams to ensure that any design changes or modifications during the finishing stage are implemented properly.
Resolve any design or execution-related issues that may arise during the finishing phase.
Skills & Qualifications:
Education: A degree or diploma in Civil Engineering, Architecture, or a related field.
Experience: Minimum of 5-7 years in a similar role in high-rise residential/commercial projects.
Technical Skills:
Strong knowledge of building finishing materials, techniques, and quality standards.
Proficient in scheduling software (., MS Project, Primavera).
Familiar with safety standards and regulations.
Leadership Skills:
Excellent team management and communication skills.
Ability to resolve conflicts and ensure high team morale.
Attention to Detail: Ensure precision in every finishing task and handle all client specifications with utmost care.
Problem-Solving: Ability to think on your feet and handle unexpected site issues or changes.
