▪ Prepare preliminary project feasibility reports and development scenarios.
▪ Review land records, title-related technical documents, survey plans, and DP remarks.
▪Prepare conceptual design briefs based on business objectives and market requirements.
▪Develop master planning concepts, site layouts, unit mix studies, and area optimization strategies.
▪Review architectural designs for efficiency, functionality, aesthetics, and saleability.
▪Optimize carpet area efficiency, parking layouts, amenity planning, and circulation systems.
▪Ensure effective utilization of FSI, TDR, and premium areas.
▪Validate area statements and development calculations throughout the project lifecycle.
▪Coordinate design revisions based on management directives and project requirements.
▪Lead coordination among Architects, Structural Consultants, MEP Consultants, Landscape Consultants, Façade Consultants, Interior Designers, PMC Teams, and Liaison Agencies.
▪Conduct regular design review meetings and monitor consultant deliverables.
▪Ensure interdisciplinary coordination and clash-free design development.
▪Review consultant drawings, specifications, BOQ inputs, and technical submissions.
▪Track design milestones and ensure adherence to project schedules.
▪Resolve design conflicts during planning and execution stages.
▪ Interpret and apply Development Control & Promotion Regulations (DCPR), UDCPR, Municipal Corporation regulations, Fire NOC requirements, Environmental norms, and RERA provisions.
▪Verify compliance of drawings with applicable statutory regulations.
▪Coordinate with liaison teams for approvals and permissions.
▪Support preparation and submission of approval drawings.
▪Monitor approval timelines and closure of observations raised by authorities.
▪Ensure documentation readiness for statutory submissions.
▪Work closely with Directors, Project Managers, Construction Teams, Procurement Teams, and Sales & Marketing Departments.
▪Participate in project planning and execution strategy discussions.
▪Review construction drawings and identify design-related execution risks.
▪Facilitate resolution of site design issues and technical queries.
▪Conduct periodic site visits to ensure implementation aligns with approved designs.
▪Support value engineering initiatives without compromising quality and functionality.
▪Prepare feasibility reports, project status reports, design review presentations, and management dashboards.
▪Present project concepts, design options, and technical recommendations to senior leadership.
▪Provide decision-making support to Directors on project planning, design optimization, and development strategy.
▪Monitor design budgets, consultant contracts, and deliverable schedules.
▪Participate in business development evaluations for new project acquisitions and redevelopment opportunities.
