Job Summary:The Sales Manager is responsible for leading the sales department, developing sales strategies, managing a sales team, and driving revenue growth. This role involves a combination of strategic planning, team management, client interaction, and market analysis to achieve the company's sales objectives in the real estate sector. He need to travel to meet clients, visit properties, and attend industry events. Flexibility in working hours may be required to meet client demands and achieve sales targets.Key Responsibilities:Develop and implement comprehensive sales strategies to achieve the companys revenue and growth objectives.Conduct market analysis to identify new business opportunities and market trends.Set sales targets, KPIs, and performance metrics for the sales team.Recruit, train, and manage a high-performing sales team.Provide ongoing coaching, support, and professional development opportunities to the sales team.Conduct regular performance reviews and implement improvement plans as needed.Build and maintain strong relationships with key clients, real estate agents and stakeholders.Oversee the negotiation and closing of major sales deals.Address and resolve client issues and complaints promptly.Oversee the sales pipeline and ensure efficient sales processes.Prepare and present regular sales reports to senior management.Work closely with the marketing team to develop and execute effective marketing campaigns.Provide input on promotional materials and advertising strategies.Manage the sales budget and ensure cost-effective operations.Monitor and analyze sales expenses and revenue to optimize profitability.Ensure all sales activities comply with relevant laws and regulations.Stay updated on real estate industry standards and best practices.

Supervise and coordinate all maintenance activities within the society, including repairs, renovations, and routine upkeep.oConduct regular inspections to identify areas needing attention and ensure adherence to quality standards.oHire, train, and manage maintenance staff and contractors.oDevelop and manage the maintenance budget, ensuring expenses are within allocated limits.oMonitor expenditures and implement cost-saving measures where possible.oAct as a point of contact for residents regarding maintenance issues and concerns.oCommunicate effectively with residents to update them on maintenance schedules and issues affecting the community.oEnsure all maintenance activities comply with health, safety, and environmental regulations.oImplement and enforce safety protocols to maintain a secure environment for residents, visitors, and staff.oMaintain accurate records of maintenance operations, expenses, and vendor contracts.oPrepare regular reports for management on maintenance activities, budget status, and any issues encountered.
