Role Summary: The Stock Coordinator is responsible for maintaining a 100% accurate, real-time database of all available and sold inventory across various residential and commercial projects. You will act as the bridge between the Construction/Operations team and the Sales team to ensure that what is being sold is actually available and meets the client's specifications.
Key Responsibilities
Inventory Management: Maintain a detailed Stock Register (digital and physical) for all units, including Plots, Kothis, Villas, and Flats.
Availability Tracking: Update the Live Inventory daily. Track which units are Available, Blocked (on hold), Booked, or Sold.
Unit Specifications: Maintain precise data for each unit, including:
Plots: Dimensions, facing (North/East, etc.), park-facing status, and corner vs. non-corner.
Villas/Flats: Floor number, BHK type, square footage, construction status, and possession timelines.
Sales Coordination: Provide the Sales team with Fresh Stock lists every morning. Ensure that two sales agents do not sell the same plot/flat simultaneously.
Pricing Control: Keep track of current PLC (Preferential Location Charges), base prices, and any active discounts or payment plans associated with specific stock units.
Verification & Audit: Conduct regular physical site visits to verify that the construction status of a villa or flat matches the data in the system.
Reporting: Prepare weekly and monthly inventory movement reports (., Fastest selling plots, Old/Slow-moving stock, Upcoming inventory).
